Redefinition
In New South Wales (NSW), a redefinition survey is a type of land survey that is carried out to redefine the boundaries of a property. The survey is typically carried out by a registered surveyor and involves the identification and marking of the property's boundaries on the ground.
A redefinition survey may be required for several reasons, such as resolving boundary disputes between neighbours, or confirming the exact location of a boundary prior to building up to it or within the minimum setback limits. It is also commonly a prerequisite for Strata subdivision, where the underlying plan must be updated to meet current regulatory standards.
The surveyor will typically start by conducting research to determine the location of the property's original boundary markers, as well as any relevant surveys, maps, or documents that may be available. They will then conduct a site inspection to physically mark the property boundaries on the ground, using a range of surveying equipment and techniques.
Once the redefinition survey has been completed, the surveyor will typically prepare a plan of redefinition and lodge it with Land Registry Services. Once this has been completed, the parcels boundaries are updated on public record.
